| 1. | Are there any visiting parking spaces? What is the procedure to use them? |
| | | Visitor parking depends on the demand for unit parking. We like to allocate a couple of spots, though these may be taken over on occasion depending on snow removal. Visitor parking is on a first come, first served basis. We do, however, want to know if you notice a vehicle dominating the spots. These are specifically designated visitor spots and meant for the convenience of guests. At 36-42 University, overflow parking can go across the street to the strip mall. |

| 2. | Can you please outline estimated costs for utilities on a monthly basis? |
| | | All in averaged over a 12 month period you should be paying about $50 per month. This should include cable, internet and phone. Variables would be air conditioning, length of showers, amount of laundry, etc. Also big difference if you put a sweater on in the winter. One good idea is for each person to put a couple hundred dollars into an account at the beginning of each term and then whoever holds accounts can just dip in for $. Just so you know, gas will come monthly and hydro will come every two months. Don't panic when you get your first hydro bill. Remember that it would have your hook up, the $250 deposit and two months worth of energy. |

| 3. | Can I have pets in my unit? |
| | | As a courtesy to other students who may have allergies, we do not allow pets in any of the units. |

| 4. | How do I pay for my unit? |
| | | Each student must provide us with a set of 12 post dated cheques for their portion of the rent for each of the 12 months in the contract period. |

| 5. | Do I have to make my own arrangements for cable TV, internet and telephone hook-up? |
| | | Yes... the tenant is responsible for making arrangements with Roger's Cable, Bell and Hydro. However, we can provide you with all of the contact phone numbers to make those arrangements easily. |

| 6. | How do you turn the heat on? |
| | | As for heat, each bedroom is controlled separately as is the common area. The thermostat going into your kitchen will control the common area. It is electric heating so it should heat up quickly. The bedrooms are controlled on the heater, though your thermostat is on the wall as you enter your room. |

| 7. | Where can I get a bed? |
| | | The price on Ikea bed frames, many of which are queen range anywhere from $180 to $450, most being $250 or $300. There are several nice frames and you should take a look on their website. |

| 8. | I live in another country, but I'd like to rent one of your units. How do I do that? |
| | | First check our availability and then send us an email telling us which unit you'd like. Wait for our confirmation by email. Then, go to our website and click on Rental Forms. Print out two copies of our Rental Application. Please sign both and return one copy to NKL Properties along with 11 post-dated cheques and one cheque which will be deposited immediately. The post-dated cheques will be for the duration of your lease. |

| 9. | Can I hang pictures on my wall? |
| | | Hanging things on walls isn't a problem, but wall repair must be completed when you leave. This includes sanding. NKL will take care of paint touchups. |

| 10. | My toilet is overflowing! |
| | | Backed up toilets are completely standard. We suggest that you get a good plunger. 99% of the time, that will take care of the problem. If you are uncertain how to plunge the toilet, let us know and we can give you a mini lesson. A plugged toilet is a direct result of what goes into it, for example too much toilet paper. Sometimes if you flush the toilet a couple times it will unclog itself. If you are worried that the bowl is filling too much just take the lid off the tank and pull up on the cylinder/ball when the water is too high. This will immediately stop the flow of water. |

| 11. | I was just wondering if i was allowed to have a water bed in the apartment? |
| | | No. Our concerns are the cost of the water and heating of the bed. Other concerns would be the weight of the bed. There could be serious consequences if there were an accident. |

| | | When you have the heat on can you compare your air flow to the air flow in the other rooms. Make sure your vent is open. If you keep your door closed all the time that will definitely effect your room temperature. The other thing we've noticed is that if you keep your blinds open during the day that should help your room temperature stay up. |

| 13. | I would like to sublet my room. I was also wondering about the rent payments, would they go to the new tenants or to NKL?

| | | Your post-dated cheques remain with NKL. The subletter would pay his/her rent directly to you. |
